Property deals come like buses and sometimes you may not have the full deposit to do arrange finance. At Cobalt we can help and obtain you 100% finance. We can do this in three main ways.
2nd Charge Security
If you do not have cash but do have equity within your property. We can arrange a charge to be placed over that equity as a form of deposit for any residential or commercial investment loan.
Mezzanine Finance
If you have a shortfall in your deposit we can obtain mezzanine finance from a third party to fund the rest of the deposit.
Profit Share
Some lenders offer a mortgage product where by they will offer 100% lending on both land and development loans in return for a share of the end profit of the development.
Joint Venture – If you have a proposal but not all the necessary funds we can introduce you to another client who has the experience and financial clout to help you achieve.

Interest Roll Up
When running a development and the stringent financial implications of it means you often do not want to meet a monthly interest payment. We can provide loans with interest roll up. This enables you to pay off all interest at the end of the development thus enabling better cash-flow.
SIPP Funds
If you are buying a commercial investment property one of the most tax efficient ways of owning such a property would be in a SIPP fund.
Stamp Duty Mitigation Schemes
When buying property the tax man takes a percentage of the property purchase price as a form of tax. We provide a scheme where you can often claim part or all of this back.
VAT Loans
When buying commercial Property VAT is charged at 17.5% on the purchase price. If buying in a VAT registered company name it will take you often 3 months before you can claim back the VAT. We can offer a short term loan to bridge the time and save you from committing vital funds. Such loans are often available at 100% loan to value.
Valuations
Due to the volume of business we transact we will be able to introduce your proposal / property to a surveyor to achieve you the best true value at the most affordable rate.
Offset Residential Mortgages
Many property investors often have large quantities of cash moving from deal to deal. An offset mortgage capitalises on this enabling you to have lower monthly payments some months and greater flexibility.
Factoring Loans
Factoring is a short term business loan provided to companies to ease cash flow. A factoring company will lend against invoices stating money you will be getting in the not to distant future. On a larger scale if you are having difficulty selling a developed house or property a “market release” loan can be initiated to ease cash flow until the property is sold.
